Frequently Asked Questions

Whole Home Renovation FAQs

What is a whole home renovation?+

A whole home renovation is a comprehensive transformation that addresses every aspect of a home — from structural changes and layout redesigns to kitchens, bathrooms, flooring, electrical, plumbing, and finishes. A whole home approach ensures design cohesion across every space.

How much does a whole home renovation cost in Ontario?+

Whole home renovation costs in the Kitchener-Waterloo region typically range from $150,000 for a cosmetic refresh to $500,000 or more for a complete gut renovation with structural changes and high-end finishes.

How long does a whole home renovation take?+

A typical whole home renovation takes 5 to 10 months from demolition to completion. Homes requiring extensive structural work or additions may take 8 to 14 months.

Should I renovate or tear down and rebuild?+

This depends on your home's structural condition, budget, and municipal regulations. Renovating is often more cost-effective when the foundation and framing are sound. We can assess your home and advise on the best path forward.

Home Renovation Costs in Kitchener-Waterloo and Cambridge

Home renovation costs in our region vary enormously based on scope. The same home can be refreshed cosmetically for $80,000 or fully transformed for $500,000+. The single biggest factor is whether the project keeps the existing layout or reconfigures it — layout changes mean structural work, electrical and plumbing relocations, and significantly more cost per square foot.

Cosmetic Refresh$80,000–$180,000

New paint, flooring, lighting, kitchen and bathroom finishes — all without changing the layout. Existing walls, plumbing locations, and electrical layouts stay where they are. The fastest scope (typically 2–4 months) and the lowest cost. Ideal for homes that work spatially but feel dated.

Main Floor Renovation$150,000–$350,000

Reconfiguring the main floor — opening up walls, redesigning the kitchen, integrating the dining and living spaces, adding a powder room. Includes structural beams where load-bearing walls come down, new electrical and HVAC, refinished or new flooring throughout, and updated finishes. Typical duration: 4–6 months.

Multi-Room Renovation$200,000–$400,000

Multiple major rooms renovated together — main floor plus master ensuite, or kitchen plus all bathrooms, or basement plus main floor. Coordinated as a single project rather than separate phases, which is significantly more cost-effective and produces better integration than piecemeal work over years.

Whole Home Renovation$300,000–$650,000

Comprehensive renovation of the entire home — main floor, all bedrooms, all bathrooms, basement. Typically includes new flooring throughout, painted top to bottom, kitchen and all bathrooms redone, electrical upgrades, HVAC service or replacement. The home is generally not livable during the work.

Gut Renovation$500,000–$900,000+

Strip the home back to studs (or to foundation), then rebuild. New mechanical, electrical, plumbing, insulation, drywall, finishes throughout. Often includes structural changes — raising ceilings, removing load-bearing walls, repositioning the kitchen, opening up the main floor entirely. The most thorough scope short of teardown-and-rebuild.

These ranges assume premium-quality work with quality finishes — the standard we hold for every project. Lower per-square-foot costs are available in the market, but typically reflect different finish standards, less integrated design, or compromised structural and mechanical work that creates problems later.

Types of Home Renovations We Build

Whole Home Renovations

A whole home renovation transforms the entire house. Every room gets touched, every system gets evaluated, every finish gets considered. We typically work in a coordinated sequence — structural and mechanical first, then closing in, then finishes — that compresses the timeline and maintains continuity of design across the entire project. Most whole-home renovations take 6 to 10 months, during which the home is generally not livable.

Main Floor Renovations

Main floor renovations are the most common renovation scope in our region. Older homes were designed around small, separated rooms — a kitchen at the back, a dining room, a living room, and a hallway tying them together. Modern families want open, integrated spaces that connect cooking, eating, gathering, and working. Reconfiguring an existing main floor to deliver that means structural work (removing walls, adding steel or LVL beams), redirected mechanical and electrical, new flooring transitions, and a kitchen redesign at the heart of the project.

Open Concept Renovations

"Open concept" is a specific approach within main floor renovations — removing the walls between kitchen, dining, and living spaces to create a single integrated zone. Done well, it expands the perceived size of the home and changes how the family uses the space. Done poorly, it creates a single noisy room with no separation between cooking smells and the TV. We design open concept renovations with careful attention to sight lines, acoustic separation, and zone definition through ceiling treatments and lighting rather than just removing walls.

Accessibility and Aging-in-Place Renovations

Renovating a home to support aging in place — or to accommodate a family member with mobility needs — is one of our most rewarding service areas. The work ranges from simple grab-bar installations to comprehensive renovations with widened doorways, curbless showers, main-floor primary suites, accessible kitchens, and ramped or elevator access. Caliber Contracting has been recognized for our work in this area, and accessibility-focused renovations consistently rank among the highest-rated projects in our portfolio.

Multi-Room and Targeted Scope Renovations

Not every renovation needs to be a whole-home gut. Sometimes the right answer is two or three connected rooms — the kitchen plus the family room, or the master suite plus the upstairs hall, or the basement plus the rear addition tie-in. Coordinated multi-room scopes are typically more efficient than separate single-room projects and allow integrated design across the connected spaces.

Home Renovations by City

Renovations in Kitchener

Kitchener has one of the most varied housing stocks in the region — post-war bungalows in Stanley Park and Forest Hill, 1970s splits in Forest Heights, century homes in Westmount, and newer infill across the city. Each housing type has different renovation opportunities and constraints. We've completed renovations across every Kitchener neighbourhood, including Westmount, East Ward, Kiwanis Park, Deer Ridge, Forest Heights, Bridgeport, Stanley Park, and Victoria Hills.

Renovations in Waterloo

Waterloo's older neighbourhoods (uptown, Beechwood, Westmount, the area around the universities) have substantial renovation opportunities in homes built between 1900 and 1980. Newer subdivisions in north Waterloo and Conestogo offer different opportunities — usually targeted refreshes rather than gut renovations. We work across the full range.

Renovations in Cambridge

Cambridge encompasses Galt, Preston, and Hespeler — three distinct historic centres with very different housing characteristics. Galt's heritage core has century homes with significant renovation potential and heritage design considerations. Preston's mid-century housing offers excellent main-floor renovation candidates. Hespeler and the newer subdivisions in north Cambridge support a wider range of project types.

Renovations in Paris and Brant County

Paris and Brant County have a mix of urban and rural homes with significant renovation potential. Rural properties often involve septic considerations and well water systems that affect renovation planning, particularly for kitchen and bathroom additions. The County of Brant has clear permit processes that we navigate on every rural project.

The Renovation Process at Caliber

1. Discovery and Design

Every project starts with a discovery consultation — on site, walking through the home, understanding what works, what doesn't, and what the family wants. From there, we move into design: scope definition, preliminary layouts, finish selections, and a detailed budget. Design typically takes 6 to 12 weeks depending on scope.

2. Permits and Pre-Construction

Most renovations beyond cosmetic finishes require building permits — especially anything involving structural changes, new bathrooms, new kitchens with relocated plumbing, or electrical service upgrades. We manage the entire permit process, including drawings, engineering, and inspections.

3. Construction

We use a single-team approach: one project manager, a dedicated crew, no subcontractor runaround. Weekly progress reports, full cost transparency, and proactive communication on every change order or unforeseen condition.

4. Closeout

Final inspections, deficiency walkthrough, and warranty documentation. We stand behind our work with a comprehensive workmanship warranty.

Renovate vs. Move: The 2026 Math

With Kitchener-Waterloo home prices down 8.8% year-over-year and Cambridge down 7.7%, plus transaction costs (real estate commissions, land transfer tax, legal, moving) typically totaling $40,000 to $80,000 on a $1M home, renovating an existing home often produces a better result than selling and buying up. We help every client model both scenarios honestly during the discovery consultation.

Frequently Asked Questions

How much does a home renovation cost in Cambridge? +

Home renovation costs in Cambridge vary by scope. A cosmetic refresh of a typical home runs $80,000 to $180,000. A main floor renovation runs $150,000 to $350,000. A whole home renovation runs $300,000 to $650,000. A gut renovation can exceed $900,000 on larger or more complex homes. We provide detailed, transparent quotes after the discovery consultation and design phase.

How much does a home renovation cost in Kitchener? +

Home renovation costs in Kitchener follow the same ranges as Cambridge and Waterloo. Most main-floor renovations land between $150,000 and $350,000. Whole home renovations typically run $300,000 to $650,000. The biggest cost driver is whether the layout changes, since structural work and mechanical relocations multiply per-square-foot costs.

How long does a home renovation take? +

A cosmetic refresh typically takes 2 to 4 months. A main floor renovation takes 4 to 6 months. A whole home renovation takes 6 to 10 months. A full gut renovation takes 8 to 14 months. Add 2 to 4 months on the front end for design and permits.

Can I live in my home during a renovation? +

For cosmetic refreshes and single-room renovations, usually yes — we use dust barriers and floor protection to isolate the work zone. For main floor renovations, it's possible but disruptive. For whole-home and gut renovations, the home is typically not livable, and most clients relocate for the duration.

Do I need a permit for a home renovation in Kitchener-Waterloo? +

Most renovations beyond cosmetic finishes require permits. This includes structural work (removing load-bearing walls), new or relocated bathrooms, kitchen plumbing relocations, electrical service upgrades, and any addition to conditioned space. Caliber Contracting manages the entire permit process on every project requiring one.

What's the difference between a renovation and a remodel? +

The terms are used interchangeably in our region. "Renovation" tends to be the more common term in Ontario; "remodel" is more common in the U.S. We use "renovation" throughout our portfolio, but a request for a "kitchen remodel" or "bathroom remodel" is the same project.

Should I renovate or move? +

The math depends on your specific home, location, and equity. With Kitchener-Waterloo home prices down 8.8% year-over-year and transaction costs typically totaling $40,000 to $80,000 on a $1M home, renovating an existing home you own often produces a better financial result than selling and buying up. The non-financial factors — neighbourhood, schools, community, the home's character — also matter. We help clients model both scenarios during the discovery consultation.

Can you do an accessible home renovation? +

Yes — accessibility-focused renovations are one of our specialties. The work ranges from simple modifications (grab bars, lever handles, walk-in showers) to comprehensive aging-in-place renovations with main-floor primary suites, widened doorways, accessible kitchens, and ramped access. Our portfolio includes accessibility renovations across Kitchener, Waterloo, and Cambridge.

Do you do open concept renovations? +

Yes. Open concept renovations — removing the walls between kitchen, dining, and living spaces — are one of our most common project types. The work involves structural engineering for the load-bearing wall removals, new beam installation (steel or LVL), and redesigned mechanical and electrical systems. We also pay close attention to acoustic separation and zone definition so the open space stays functional, not just visually expansive.

What does "design-build" mean? +

Design-build means a single firm handles both the design and construction of your project. The alternative model — "design-bid-build" — has the homeowner hire an architect or designer for drawings, then send those drawings out to multiple contractors for bidding. Design-build is faster, more cost-predictable, and produces tighter integration between design intent and construction reality. Caliber Contracting has been a design-build firm since our founding in 2007.
